Building materials from China: the towns and Nigeria's rules
Building materials from China: which town makes tiles, sanitary ware, windows, doors, locks, lighting, plumbing and glass, and what Nigeria bans, regulates or taxes.

If you are buying building materials from China, Guangzhou is useful—but it is not where everything is made.
The factories are spread across specialist towns.
Tiles are concentrated around Foshan. Sanitary ware has a major base in Chaozhou. Aluminium profiles are strong in Foshan's Nanhai district. Guzhen makes lighting. Xiaolan makes locks. Yongkang is a hardware centre. Liushi is a major electrical-manufacturing cluster. Yuhuan is strong in valves and plumbing products.
Knowing the right town can remove one or two trading layers from the price.
But for a Nigerian importer, finding the factory is only half the job.
The other half is making sure the product can legally enter Nigeria, has the right conformity documents and still makes sense after freight, duty and breakage.
Where are building materials made in China? #
| Product | Main sourcing area | What to look for |
|---|---|---|
| Ceramic and porcelain tiles | Foshan / Nanzhuang, Guangdong | Floor tiles, wall tiles, porcelain, large-format slabs |
| Toilets and ceramic sanitary ware | Chaozhou, Guangdong | Toilets, basins, smart toilets, ceramic bathroom products |
| Aluminium profiles | Nanhai / Dali, Foshan | Window, door, curtain-wall and architectural profiles |
| Lighting | Guzhen, Zhongshan | Residential, commercial, outdoor and decorative lighting |
| Locks and smart locks | Xiaolan, Zhongshan | Door locks, hotel locks, cylinders and smart locks |
| Hardware, steel doors and power tools | Yongkang, Zhejiang | Doors, tools, hardware and metal products |
| Switches, breakers and electrical components | Liushi, Yueqing | Low-voltage electrical equipment |
| Valves and plumbing fittings | Yuhuan, Zhejiang | Brass valves, fittings, manifolds and plumbing hardware |
| Flat and processed glass | Hebei manufacturing belt, including Shahe | Architectural and processed glass |
Foshan remains one of China's strongest manufacturing cities for ceramic materials and metal products, while the 2026 CeramBath exhibition continues to use Foshan's China Ceramics City and the China Ceramics & Sanitaryware Industry Headquarters as major sourcing venues.
For sanitary ware, Chaozhou deserves more attention than many Nigerian buyers give it. Guangdong's own 2026 profile describes Chaozhou as an important national ceramics production and export base and China's leading production area for intelligent sanitary ware.
For aluminium, Nanhai has a mature profile-manufacturing cluster centred around Dali. The Nanhai aluminium industry association describes the regional cluster as a nationally recognised name in Chinese aluminium profiles.
Why is Foshan useful for a first buying trip? #
Foshan is probably the easiest starting point if your shopping list contains several construction categories.
You can compare tiles, sanitary products, furniture, aluminium and other interior products without flying across China immediately.
But do not confuse a Foshan showroom with a factory.
Many showrooms are sales offices.
Ask where production actually happens.
If you find a tile you like, take the model number, dimensions, carton details and factory name. Then decide whether the volume justifies visiting production.
Our Foshan furniture, tiles and ceramics guide explains how to use the area from Guangzhou.
Where should you buy lighting? #
Go to Guzhen in Zhongshan.
This is one cluster where the reputation is still very current.
Zhongshan officially calls Guzhen the Lighting Capital of China. The March 2026 Guzhen International Lighting Fair brought together more than 3,600 enterprises and over 100,000 products. The local industry extends beyond Guzhen into nearby parts of Zhongshan, Jiangmen, Foshan and Guangzhou.
A Nigerian lighting buyer can compare decorative fittings, commercial lights, outdoor lighting, LED products, drivers and accessories in one area.
But do not buy only by appearance.
For Nigeria, confirm the input voltage, frequency, driver specification, power factor where relevant, IP rating for outdoor products and the exact wattage.
A beautiful 100W fitting that actually performs like a 55W fitting becomes your customer's problem.
Where should you buy locks? #
For locks, look at Xiaolan in Zhongshan.
This is particularly strong for smart locks.
Zhongshan's government describes Xiaolan as the Lock Capital of South China. In 2026 it reported more than 200 smart-lock manufacturers and thousands of supporting companies in the local supply chain.
Before buying a smart lock, send the supplier your door specification.
Confirm door thickness, lock body, backset, cylinder, handle direction, power source and whether replacement parts will still be available after you sell the first batch.
Do not discover in Lagos that a beautiful Chinese smart lock does not fit the doors your customers use.
What is Yongkang good for? #
Yongkang in Zhejiang is a serious hardware-manufacturing centre.
Its industrial cluster covers products including household doors, power tools, appliances, kitchenware and other hardware categories. Nearly 2,000 local businesses were involved in exports in 2023.
It is worth checking for steel doors, tools and general hardware when you are buying enough volume to justify going beyond Guangdong.
Again, specify the product rather than buying a photograph.
For a steel door, for example, confirm steel thickness, frame thickness, internal filling, lock specification, hinge construction, coating and packed weight.
What does Nigeria ban in 2026? #
This section needs precision.
Nigeria's 2026 Fiscal Policy Measures took effect on 1 April 2026 and introduced a revised import-prohibition list for specified goods originating from countries outside ECOWAS. Nigeria Customs began formal implementation of the revised framework in 2026.
China is outside ECOWAS, so the rules matter to China importers.
For building-material traders, three categories deserve particular attention.
Bagged cement is on the revised prohibition list when originating outside ECOWAS.
That means buying Chinese bagged cement for ordinary commercial import into Nigeria is not something to build a business plan around.
Hollow glass bottles above 150 ml are also listed.
That does not mean architectural window glass, mirrors and every sheet of flat glass are automatically banned. The prohibition refers to the specified hollow glass-container category.
Certain steel products are restricted too.
The 2026 list identifies flat-rolled iron or non-alloy steel products of 600 mm or more in width that fall within the specified clad, plated, coated and corrugated category. It is not a blanket prohibition on every steel door, tool, bar or metal building product.
That is why the HS code matters.
Do not ask:
Can I import steel from China?
Ask:
What is the HS code for this exact steel product, and is that code affected by the 2026 restriction?
The 90-day transition allowed for qualifying transactions already entered into before 1 April has already expired by September 2026. New purchases should therefore be planned under the current regime.
What does SONCAP mean for building materials? #
SONCAP is Nigeria's pre-shipment conformity system for SON-regulated imported products.
It verifies compliance with the applicable Nigerian or accepted international standards before goods leave the exporting country.
Do not treat SONCAP as paperwork that starts when the container reaches Apapa.
For a regulated product, conformity work begins before shipment.
The system uses Product Certificates for qualifying products and a SONCAP Certificate for the shipment and Customs-clearance process.
Building products commonly fall into categories where standards matter because failure affects safety: electrical products, cables, tiles, sanitary products, fittings, glass and structural materials.
But do not assume every object in a building-material shop has exactly the same SONCAP route.
Send the actual product description and HS code to your SONCAP conformity provider before production.
Our SONCAP requirements guide explains the process in detail.
Why cables and electrical goods need extra care #
A cable is not a product to buy from the factory offering the lowest price per coil.
Copper content matters.
Conductor size matters.
Insulation matters.
Resistance matters.
A cable can look normal from the outside and contain less copper than the specification printed on the packaging.
For switches, sockets and breakers, confirm the actual electrical ratings and applicable standards.
Liushi in Yueqing has a deep low-voltage electrical manufacturing ecosystem; companies such as Delixi operate large production facilities there.
That gives you supplier choice.
It does not remove the need for testing.
How much duty do building materials attract? #
There is no single “building materials duty.”
Every tariff line is different.
This became even more important under the 2026 Fiscal Policy Measures because several tariff treatments changed.
For example, the current fiscal measures list unglazed ceramic tiles at 35% and glazed ceramic tiles at 46.25%, down from the previous higher rates.
Do not apply that percentage to toilets, aluminium profiles, lights, locks or glass.
Those products have their own classifications.
Before paying a supplier, ask your clearing agent to calculate the shipment using:
product description → HS code → Customs value → current tariff → applicable levies/taxes → port charges → inland delivery.
That final number is your landed cost.
Our landed cost from China to Nigeria guide shows how to build that calculation.
Why cheap tiles can become expensive #
Tiles are heavy.
A container can reach its allowed weight before you run out of physical space.
That means a 40ft container is not automatically twice as useful as a 20ft container for every tile order.
Ask your freight forwarder for the permitted payload before the factory starts loading.
Then check the tile itself.
Agree the exact dimensions, thickness, surface finish, shade, calibre, water-absorption specification, pieces per carton, square metres per carton and carton strength.
Colour matters more than many first-time buyers realise.
Tiles produced in different batches can have visible shade differences.
If a Nigerian customer buys 70 cartons and needs five more three months later, the replacement batch may not match.
Keep batch information.
Sanitary ware breaks differently #
For toilets and basins, factory price is often the easy part.
Packing determines whether the product reaches Nigeria intact.
Ask what foam or protective material sits around the ceramic.
Ask whether the product is palletised.
Ask for loaded-container photographs.
And inspect the cartons before shipment.
For toilets, also confirm the trap configuration, rough-in/outlet distance, flushing system, fittings included in the carton and replacement availability.
Chaozhou's industrial cluster gives you enormous choice.
That makes specifications more important, not less.
Aluminium should be bought by specification, not appearance #
Two aluminium profiles that look identical can have different amounts of metal in them.
Agree the alloy and temper, wall thickness, weight per metre, surface finish and coating specification.
If it is powder-coated, agree the colour and finish.
If it is architectural aluminium, send the actual drawings.
Nanhai's cluster is strong enough that you can compare factories rather than accepting the first quotation.
Plumbing buyers should look beyond Guangzhou #
For brass valves, manifolds and plumbing fittings, Yuhuan in Zhejiang has a substantial water-heating and valve industry.
Zhejiang market-regulation material has described more than 1,300 plumbing and valve manufacturing businesses in Yuhuan, with a significant proportion of production exported.
For valves and fittings, specify the material.
“Brass valve” is not enough.
Ask for the alloy composition, wall thickness, working pressure, connection size and thread standard.
A cheap valve that starts leaking after six months is not cheap.
Inspect before the container closes #
This matters more for building materials than for many smaller consumer goods.
Once 25 tonnes of products are inside a container, fixing a mistake becomes expensive.
Before final payment, verify the quantity, model, size, finish, packing and labels.
For tiles, check breakage and shade.
For aluminium, measure wall thickness and weight.
For lights and electrical goods, test working samples.
For locks, physically fit samples to the intended door specification.
For sanitary ware, inspect glazing and packing.
For glass, inspect thickness, processing and crate construction.
Do that in China.
Not when the container is already in Lagos.
Where should a Nigerian buyer start? #
For tiles and a broad building-material sourcing trip, start around Foshan.
For ceramic sanitary ware, add Chaozhou if your volumes justify it.
For lighting, go to Guzhen.
For locks, check Xiaolan.
For aluminium profiles, look around Nanhai and Dali.
For hardware and doors, consider Yongkang.
For low-voltage electrical products, look at Liushi.
For plumbing valves and fittings, compare Yuhuan suppliers.
That is the real advantage of buying building materials from China.
You do not need one trader in Guangzhou to supply everything.
You can go closer to the manufacturing cluster for the categories where your volume matters.
But before placing the order, run the Nigerian side first:
confirm the HS code, check the 2026 prohibition list, confirm SONCAP, calculate the current tariff treatment, decide how the container will be loaded and calculate the cost all the way to your warehouse.
A cheap factory price is not a cheap import if Customs stops it, SON rejects it or half the tiles arrive broken.
For the wider sourcing map, continue with which Chinese city makes what, and if your shipment is coming through Lagos, read container haulage from Lagos to Kano, Aba and Onitsha.
If you need help finding the factory, checking specifications, arranging inspection or coordinating the China side of a building-material order, ChinaBridge Global can assist before the container is packed.
